Strategic Housing Land Availability Assessment (SHLAA), May 2008

Purpose

Findings

Following comprehensive promotion/consultation of the SHLAA work being undertaken, a total of 30 sites were submitted to the Council to be assessed. In addition, sites currently with outstanding planning permission (identified through annual monitoring undertaken in April 2007) remaining allocated land for housing, and sites identified by the Council as having good potential of being developed, were included in the calculation of land supply for housing.

This Assessment demonstrated that there is sufficient specific land available within the existing built up area of Poole to deliver nearly 4,400 dwellings in the next 5 years (up to April 2012) and just over 6,100 dwellings in the next 10 years (up tp April 2017). It indicates that the Council will be able to meet the South West Regional Assembly housing requirement of 500 dwellings per annum in the town on specific sites for the next 10 years.

Additonally, through the use of a justified windfall allowance, the Council demonstrated that there is sufficient land available within the existing built up area of Poole to deliver nearly 8,400 dwellings in the 15 year period up to the year 2022.
